How to write a killer Airbnb listing and increase your bookings!
Hi there Airbnbers! So I'm guessing you have a place on Airbnb but you're just not getting enough bookings!
Aha! You’ve come to the right place my friend, because today I’m going to show you exactly how to write a better listing on Airbnb. It’s actually very simple and once you apply these rules and techniques your place is going to look so much better than everyone else’s!
- Attract the clients YOU want!
This is sooo important. Look, you’re not going to attract every single type of person to your place, so don’t expect that. You need to find the right clientele that you want. If you gear your photos and your writing towards the type of person/s you’re after than it’s much more likely to resonate with that particular person. You need to find a niche basically.
For Example:
If you want families to stay - write in the style geared towards families.
Example:
- This place is a great family getaway out in the country
- Lots of space for your children to run around and explore while you can relax on the porch
- Accommodates children of all ages and provides child proof plates and bowls, highchairs and a crib
- Great local park nearby where you’re children can play and burn off some steam
If you want to throw parties there and have groups of friends
Example:
- This place is sick for friends looking to get together
- Insane stereo system through the house that can be connected wirelessly to any device.
- Great open plan layout for socialising and the kitchen is perfect for cooking and eating in
Couple retreat
- Perched in an idyllic location perfect for romantic sunsets on the balcony
- Champagne on arrival
- Large Jacuzzi to relax and unwind after a day out
- Private and discreet location where you will not be disturbed.
See what I mean, you get the idea. Write it geared towards your prospective customer and you’ll attract the clients you want! Let your photos convey that message as well. Highlight the stuff your customers will like.
- Pick a good title and first picture
Now this is obviously important. It’s the first thing the prospective customer is going to see and it can make or break your listing! If the title and the picture isn’t what they’re looking for then they won’t hesitate to move one. Again gear it towards the customer you desire. But try and encapsulate the place as best as possible.
Things NOT to do:
Don’t use generic locations in your title. You only have 60 characters so make the most of it. They’ve obviously typed in the location they’re after so what’s the point of using precious space
Don’t lead them down the wrong path, don’t say you’ve got fantastic views, when they’re actually not. Be realistic. Nothing worse then turning up to a place and the place isn’t what you expected
Don’t have a picture of something very specific. As they say a picture says a thousand words, so don’t let your picture only say a couple
Things TO DO:
DO put in specific locations, so it might be near a specific landmark or tourist attraction
DO put a photo of your best feature. If you do have fantastic views, it’s such a selling point people will click on it without hesitation
If you do have a great jacuzzi that’s romantic then put it as your photo. You get the picture! (crappy pun intended)
DO put in the title the type of customers your attracting. e.g. party house, family getaway etc.
DO use all of the 60 characters accepted, try and describe as much as possible
3. Be descriptive
Look here Airbnber, if you’re not going to describe your place well than how are they ever going to pick it! The amount of times I’ve looked on an Airbnb listing and I’ve been unclear as to the rooms, the privacy and the general feel for the place.
You MUST MUST MUST be descriptive. Ok, I’m going to show you exactly how to do this.
For example, if you have a defining feature in your house like you kitchen. Then fully describe it.
Example
See what I mean! Make sure you describe each room and anything else you feel your customers would want to know.
Have a great Swimming Pool with a chill out barbecue area? Make sure you’re descriptive about it! Mention if the swimming pool is shared or private, if its right next to the property etc. You don’t want people to turn up and realise that it’s not private for example.
Oh did I say you have to be descriptive!
4. Great Pictures!
This again, is obviously important. What’s the first thing people look at when they click your page?
Yep! you guessed it, those great pictures of yours.
So make sure they really depict your place well. You want them to get an idea of exactly what it looks like. The more pictures the better to be honest.
Do’s and Dont’s of pictures
DON’T be in the picture yourself. People aren’t interested in you and it distracts away from your listing.
DON’T show pictures of obsolete items or closeups, you want to show people the whole place, rooms, garden views. Don’t show a close up picture of this one ornament that you happen to like in the downstairs toilet.
DON’T take wide angle lens pictures unless necessary, or another weird filters or camera lenses. you want to show the place as it is.
DO take pictures of every room. It’s ok if one room is not that great. You’re showing people the whole place and when they do go, they’re not going to be disappointed and leave a mediocre review.
DO take pictures at different angles, especially of your best features.
DO have descriptions on each picture if you can, this gives the customer a great reference point at what they’re looking at.
In Conclusion
So there you have it. How to write a good Airbnb listing. Remember to not over hype your place. There’s nothing worse than turning up to a house and you’re expecting Buckingham Palace and you get the shack at the end of your garden. If you want stellar reviews you need to be honest about your place. People respect it and they know what they’re getting.
